Ensemble Brings the Vision of Philadelphia’s Newest Waterfront Neighborhood to Life

For 125 years the Navy Yard served as a critical piece of US military infrastructure, building ships and housing soldiers to defend our expanding country.

When most of the Navy left at the closure of the base in 1996, Philadelphia grasped the opportunity to transform the Navy Yard yet again. Today it is a place like no other, with 1200 acres that merge urban energy and suburban setting, with more than 20 acres of parks and 6 miles of waterfront for all to enjoy. The Navy Yard is home to corporate HQ’s, innovative life sciences companies, hospitality and retail, and will soon include private residential development for the first time.

This is a once in a generation development, and Ensemble is thrilled to help lead the way.

2012: The Start of Something Big

In 2012, Ensemble developed and opened the Marriott Courtyard, the first hotel at the Navy Yard and the beginning of our developer’s long-term commitment to the campus. That was followed in 2019 and 2020 by the cumulative acquisition of four life science and four corporate office buildings and the development of a life sciences building in the Corporate Center. Ensemble has developed, and now owns and manages, more than 1.3 million SF in 14 buildings at the Navy Yard.

Committed to the City of Philadelphia’s vision of the Navy Yard to become a leading life science hub and corporate center, Ensemble teamed with with Mosaic Development Group in 2020 to form the joint venture Ensemble/Mosaic to compete for the future development rights at the Navy Yard. The JV successfully won the rights from PIDC – Philadelphia’s public/private economic development organization – to develop life science, corporate, residential and retail properties across 109 acres.

PIDC partnered with Ensemble/Mosaic to helm the creation of a plan that would lay out the next decade of development on the campus. The 2022 Navy Yard Plan was the culmination of 18 month of work by nearly 20 entities, of which more than 50% were minority- and women-owned (M/WBE) businesses.

Revering the Past … Revolutionizing the Future 

Today, Ensemble/Mosaic is unlocking the potential of the Navy Yard, developing and operating properties designed to respect the history of the landscape while creating some of the most sophisticated  buildings in the region.

Building on what has come before, Ensemble/Mosaic’s 15-year, $4.8 B project is transforming the campus into Philadelphia’s newest waterfront neighborhood; a nationally recognized, vibrant and sustainable destination. 

In support of its goals and objectives, Ensemble/Mosaic has committed $1B to creating opportunities for M/WBE’s over the development process. In addition, Ensemble/Mosaic’s Navy Yard Building Better Foundation benefits both M/WBE’s as well as minorities and women working in the Navy Yard. The Foundation has been seeded with $1M and will be supported with ongoing donations.
