The project involved the new construction of a four story, 80,000 GSF MOB, built through a long term ground lease as the third and final medical office building to be constructed on the Summerlin Medical Center Campus in Las Vegas, NV. Because of its location in the Summerlin area, specific design criteria were imposed by the Howard Hughes Corporation that would meet with the previously approved campus master plan. This project was built using conventional construction practices and Affordable Concepts Inc. was awarded the project through a hard bid process. This project was constructed upon a very tight site with little construction parking or any significant staging area. Coordination with other construction projects was a critical part of the timing that was required. Construction commenced December 2007 and certificate of occupancy was obtained February 2009. Ensemble was responsible for all aspects of the financial structure for the project. The construction cost budgeted for this project was $9,563,000 or $120 per square foot. The actual construction costs for this project were $10,019,000 or $125 per square foot. This project had a contingency of $749,000 and the change orders were equal to $456,000.

Challenges & Solutions
Because of phasing requirements for other projects taking place on the campus the construction site was limited to the area of the building pad and some limited surface parking. As a result, the construction timeline was extended a little beyond normal expectations. A significant portion of the change order amount resulted in changes to the site and landscaping required by the Howard Hughes Corporation post design approval by the City of Las Vegas.
