Project overview

Valley Health Systems (“Valley”) contracted with Ensemble to provide development services and management and leasing. Valley was in the process of building the new Spring Valley Medical Center. Ensemble evaluated the hospital campus and provided schematic site plans and outline specs to the Hospital. The Hospital then constructed the shell building using its own funds, while Ensemble handled the leasing and tenant build out. This allowed the hospital to move ahead with the project immediately, while at the same time saving development fees. The project was designed by HKS, Inc. (Dallas, TX). Ensemble provided the initial design program from which the architect developed the construction and engineering plans. Ensemble was responsible for all aspects of the financial structure for the project. This project was constructed on a fast-track basis. Since Valley was already under construction on the hospital project, the medical office design and construction was handed off to the same team of McCarthy Construction and HKS to deliver at the same time as the hospital was planned for completion. This project totals 60,000 square foot GLA and 57,800 RSF in a three story MOB. Construction of the project commenced in April of 2003 and the first tenants’ build-outs were complete in November 2003

Challenges & Solutions

This project ran smoothly due to in large part to the cooperation between all the parties involved. Because the same team was used for the hospital and the medical office, many of the potential problems were identified and dealt with in the design phase. Regular meetings were maintained between all the project participants with detailed schedule and budget updates insuring that the problems were addressed before negatively impacting the completion or cost.
