Project overview

This landmark property and tallest building in Long Beach offering 570,000 RSF was acquired by Ensemble in early 2002 along with an adjoining retail plaza and the adjacent Long Beach Hilton, a full-service hotel and conference center with 397 guestrooms and suites, and a 30,000 SF IACC-Certified Executive Meeting Center, which was developed by Ensemble.

The World Trade Center complex comprised a two-level, subterranean parking garage with 860 spaces and a surface lot containing 659 spaces accommodating a total of 1,519 cars. There was a shared parking agreement between the office tower and hotel.

Solutions

To improve the property’s competitiveness in the market, it underwent a multi-million dollar renovation. Ensemble was responsible for the comprehensive oversight, asset management and property management of the entire project.

Ensemble invested an additional $2.8M upgrading the building’s interior circulation, as well as transforming its courtyard into a green-focused environment featuring outdoor seating amidst shade-giving trees for greater social interaction.
