Ensemble was asked to assist Barrow Neurosurgical Associates with the development of their Diagnostic & Treatment Center. Barrow Neurosurgical Associates owned approximately two acres of land on Earll and Third Avenue, upon which they wanted to establish or relocate services that they were previously performing at St. Joseph’s Hospital.
This building is a two-story, 16,000 square foot clinical medical office building near St. Joseph’s Hospital. This was a build to suit project that included all the buildout within the building. The building was developed to house spine assessment, pain management, physical therapy and imaging services.
Challenges
Initially, another developer had led Barrow Neurosurgical Associates to believe that a 40,000 to 60,000 square foot building could be constructed on the site, complete with underground parking. Ensemble helped them understand the realities of the situation and helped them focus on a building that would meet all of their needs.
Solutions
Ensemble thoroughly researched all options for developing the property and provided our recommendation to develop a more feasible property on a smaller scale that would meet all of their needs. A 16,000 square foot, two-story, build-to-suit building was constructed through a hard bid process. Construction commenced in April 2008 and certificate of occupancy was received in February 2009.
