Project overview

351 Rouse is a 47,400 SF Class A, LEED Gold, build-to-suit R&D office for Adaptimmune Therapeutics.  The building is located at 351 Rouse Boulevard (“351 Rouse”), in the Navy Yard submarket of Philadelphia, Pennsylvania. The building serves as the two-story home of Adaptimmune Therapeutic’s United States Headquarters. The building houses a manufacturing facility and includes lab and office spaces supporting Adaptimmune’s clinical development and initial commercialization of novel engineered immunotherapies for cancer.

351 Rouse is a core and shell design (the first phase of a micro-research campus) for Adaptimmune. The building design draws inspiration from its research, first on the exterior through the disruption of the ribbon windows at circulation nodes and secondarily at the custom-milled plywood slabs that line the monumental stair. The repetitive nature of the structural precast spandrel panels has been subverted through the application of a scripted pattern that brings life and texture to these economically-driven building components. This building received a LEED gold certification.
